How to Register the Sale Deed?

As per Law its mandatory to register a Deed for Sale for an immovable property. The document has to be registered at the office of the Sub-Registrar, Gandhinagar. The registration can be done during any working day.

Before registering the Sale Deed, the buyer will have to get a non-judicial stamp of the amount which is 4.9% of the sale value.

There will be a flat fee of Rs.1000 Registration charge and Rs.20 Scan charge per Page.

The seller will have to declare on camera that they have received all payments and they are executing the sale.

SELLER:

Aadhar & PAN card of all the sellers

2 Passport Size Photos of all the sellers

Latest Index Copy to verify the ownership

Latest property search report to get details of any encumbrance on the property.

Certified Copy of the Property Document.

Latest Property Tax Bill

Latest Electricity Bill

Latest Gas Bill

Status of Society Maintenance.

Photo of the Main Door of the Flat and the Building

Aadhar Card of two witnesses who can identify the Seller

BUYER:

Aadhar & PAN card of all the sellers

2 Passport Size Photos of all the sellers
